    Coastal Construction: Overview of the Construction Process

    Credits: 4 PDH

    PDH Course Description:

    The design and construction of residential buildings in coastal zones presents problems not usually found in more inland locations. For example, all elements of the building must be able to withstand the large forces associated with high wind speeds and coastal flooding ; additional care must be taken in constructing a building envelope that will withstand the intrusion of air and moisture under the effects of high wind speeds; utilities must be protected and, usually, placed above the design flood elevation; and exterior construction materials must be selected for durability in a moist, sometimes salt-laden, environment. This course discusses design and construction aspects of the above problems, as well as numerous other features of the coastal construction process . Specific design and best practices recommendations are given, and detailed guides for inspections of the various building elements are described.

    • Selection of the appropriate type of foundation
    • Critical aspects of the foundation that should be inspected
    • Floor, wall, and roof framing
    • Design of framing system and walls for long life in a coastal environment
    • Critical aspects of the framing that should be inspected
    • Building envelope considerations
    • Selection of materials for a coastal environment
    • Critical aspects of the building envelope that should be inspected
    • Appurtenant structures (decks, storage buildings, pools, hot tub, walkways, and sidewalks )
    • Utility and mechanical equipment (elevators, HVAC, and electrical components)
    • Water and wastewater systems
    • Location and constraint of tanks
